XIRR Advisors is a trade name of XIRR LLC, a Wyoming limited liability company ("XIRR", "we", "us" or "our"). We're an independent infrastructure desk: we broker reserved GPU compute capacity and colocation space, sourcing capacity for the companies that need it and placing capacity for the operators that have it. This policy explains what information we collect through xirradvisors.com and our related pages, chat, forms, newsletter, email and social media channels, and how we use and share it.

1. Scope
Our services are for businesses. We collect information about people in their professional capacity, such as a name, title, company, work email and phone number, and information about their organization's infrastructure needs or capacity. This site isn't intended for personal, family or household use.
This policy is a notice of our practices. It isn't a contract and doesn't create contractual rights. If you and XIRR sign a nondisclosure agreement, broker agreement, letter of intent or other agreement, that agreement governs the confidential business information it covers, and it controls if it conflicts with this policy.
2. What we collect
Information you give us
- Contact details: name, company, title, work email, phone number.
- Requirements and offers: GPU type and quantity, term, market or region, power, timeline, budget, colocation or site details, and similar information about capacity you need or have.
- Messages and documents you send us through our chat, website forms, email, phone, video calls, X (Twitter) posts and direct messages, or other channels, including NDAs, letters of intent and diligence materials.
- Newsletter signups: name, company and email address.
Information collected automatically
- Device and browser information, IP address, approximate location derived from the IP address, pages viewed, referring site, and the date and time of your visit.
- How you interact with the site: clicks, scrolling, mouse movement and session recordings. We configure our session recording tool to mask the text you type into forms.
- Company identification. We use your IP address to look up the organization that owns the network you're browsing from, for example a company's office network. For this purpose we keep the organization's name, approximate location and the pages viewed, and we don't store the IP address itself.
- Information from cookies, pixels, local storage and similar technologies (see section 6).
Information from other sources
- Business contact information and company information from public sources, company websites, professional and social networks, industry events, referrals and commercial business-data providers.
- Public social media posts, for example a public post on X about a capacity need.
3. Our AI chat
The chat on our website is an AI assistant. When you use it, your messages are recorded, sent to our AI provider to generate replies, and a transcript is sent to us and saved in our records so a person at XIRR can follow up. By using the chat, you consent to this recording and processing. Please don't share anything in the chat that you don't want us to keep. The chat can make mistakes, and nothing it says is an offer, a quote, a commitment or advice.
4. How we use information
- To respond to you and provide our services: qualifying requirements and capacity, matching demand with supply, approaching operators and clients, arranging introductions, and supporting negotiation and closing.
- To document introductions and enforce our agreements, including our fee and commission rights.
- To send the Market Report if you subscribe, and business communications about our services, market developments and events that may interest you in your professional role.
- To operate, analyze, secure and improve our website, chat and services.
- To advertise our services, including showing XIRR ads to people who have visited our site.
- To organize, classify, summarize and match information, and to draft communications, using software, automation and AI tools.
- To prevent fraud, spam and abuse, and to comply with law, respond to legal requests, and establish, exercise or defend legal claims.
- In connection with a merger, financing, acquisition, reorganization or sale of all or part of our business.
- For any other purpose we describe when we collect the information, or with your consent.
Aggregated and de-identified information. We may combine and de-identify information so it no longer identifies you or your organization, for example anonymized demand, supply and pricing trends, and use it for any lawful purpose, including our Market Report, the desk board on our website, and market commentary.
5. How we share information
- With counterparties, because that is how brokering works. When you ask us to source or place capacity, we approach potential operators, clients and other counterparties. We usually describe a requirement or an offer without naming you first, and we share your identity and contact details with a counterparty when you agree or ask us to make an introduction. We may also describe your requirement or capacity in anonymized form on our website, in the Market Report, on social media and in outreach.
- With service providers that run parts of our business for us, such as website hosting (Netlify), email and productivity tools (Google Workspace), form processing (Formspree), AI providers (such as Anthropic), analytics and session recording (Google Analytics and Microsoft Clarity), advertising (Google Ads), IP-to-organization lookup (ipapi.is) and business-data providers. They may only use the information to provide services to us or as their own terms and privacy policies allow.
- With our professional advisors, such as lawyers, accountants, auditors and insurers.
- For legal reasons: to comply with law or legal process, to protect the rights, property or safety of XIRR, our clients, operators or others, and to enforce our agreements.
- In a business transaction, such as a merger, financing, acquisition or sale of assets, including during diligence.
- With your consent or at your direction.
We don't sell personal information for money, and we don't share personal information with third parties for their own direct marketing.
6. Cookies, analytics and ads
We and our partners use cookies, pixels, local storage and similar technologies to run the site, measure traffic and advertising, and understand how visitors use our pages. Some of these partners collect information about your online activities over time and across different websites.

You can also opt out of interest-based ads from many companies at optout.aboutads.info and optout.networkadvertising.org, and you can block or delete cookies in your browser. Some parts of the site may not work as well if you do.
Do Not Track. Our site doesn't currently respond to browser Do Not Track signals. Where a law requires us to honor a browser privacy signal, such as Global Privacy Control, we will.
7. Your choices
- Newsletter and marketing email: reply "UNSUBSCRIBE" or email us, and we'll stop. We may still send messages about a deal or conversation you're part of.
- Chat: it's optional. You can reach us by email instead.
- Cookies and ads: use the controls in section 6.
8. How long we keep it
We keep information for as long as it's reasonably needed for the purposes in this policy. That includes as long as a relationship, deal or potential transaction is active, as long as a fee or commission claim relating to an introduction could arise, and as long as needed to meet legal, tax, accounting and record-keeping requirements and to resolve disputes. After that we delete it or de-identify it.
9. Security
We use reasonable administrative, technical and physical safeguards designed to protect the information we hold. No website, email or storage system is completely secure, so we can't guarantee security, and email is not a secure way to send sensitive material. Please don't send us passwords, government ID numbers, financial account numbers or similar sensitive personal information.
10. International transfers
XIRR is based in the United States. We and our service providers store and process information in the United States and other countries, whose data protection laws may differ from those where you live. Information held in another country can be accessed by that country's courts, law enforcement and national security authorities under its laws. We take reasonable steps so that information we transfer remains protected as this policy describes.
11. Access, correction and deletion
You can ask us to tell you what personal information we hold about you, to correct it, to delete it, or to stop using it for marketing. Email contact@xirradvisors.com with "Privacy request" in the subject line. We'll need to verify your identity, and we'll respond within 30 days, or sooner if the law where you live requires it. Where the law allows, we may keep some information, for example to complete a transaction, keep records of introductions and fees, meet legal obligations, resolve disputes or enforce our agreements, and we'll tell you if we do.
12. California, other US states, Canada, EU and UK
California
This policy is intended to meet the California Online Privacy Protection Act. It describes the categories of personal information we collect (section 2), the categories of third parties we share it with (section 5), how third parties may collect information about your activity across sites (section 6), how we respond to Do Not Track (section 6), how you can review and request changes to your information (section 11), and how we notify you of changes (section 14).
Under California's "Shine the Light" law, you may ask whether we disclose personal information to third parties for their own direct marketing. We don't. If the California Consumer Privacy Act applies to our handling of your information, you may have rights to know, access, correct and delete personal information, to opt out of its sale or sharing, and not to be discriminated against for exercising those rights. You or an authorized agent can make a request as described in section 11. We don't sell personal information for money, and we don't use sensitive personal information to infer characteristics about you.
Other US states
Residents of states with consumer privacy laws, such as Virginia, Colorado, Connecticut, Texas and Oregon, may have similar rights where those laws apply to us. Use the contact in section 11, and if we decline a request you may reply to appeal. Nevada residents: we don't sell covered information as Nevada law defines it, and you may send an opt-out request to the same address.
Canada
We're accountable for personal information under our control, and our Privacy Officer oversees compliance with this policy (contact below). By providing information to us or using our site after reading this notice, you consent to the collection, use and disclosure described here. You can withdraw consent at any time, subject to legal or contractual restrictions and reasonable notice, although we may then be unable to provide some services. You may request access to or correction of your information as described in section 11, and if you're not satisfied with our response you can contact the Office of the Privacy Commissioner of Canada, or in Quebec the Commission d'accès à l'information.
European Economic Area and United Kingdom
If data protection law in the EEA or UK applies, XIRR LLC is the controller of your personal information. We rely on our legitimate interests in running, securing and marketing a business-to-business brokerage, on taking steps at your request before entering into a contract, on your consent where the law requires it, and on legal obligations. You may have the right to access, correct, delete, restrict or port your information, to object to processing (including direct marketing at any time), and to withdraw consent. Contact us as described in section 11, and you may also complain to your local data protection authority.
13. Children
Our site and services aren't directed to children, and we don't knowingly collect personal information from anyone under 16. If you believe a child has sent us personal information, contact us and we'll delete it.
14. Changes and contact
We may update this policy from time to time. When we do, we'll post the new version here and change the effective date at the top. Changes take effect when posted, and continuing to use our site or services after that means the updated policy applies. Third-party websites and services we link to, including X, operator websites and our service providers, have their own privacy policies, and we're not responsible for their practices.
